The 10-Week Boca Raton Moving Checklist

The plan, 10 weeks at a time

The Boca Raton moving checklist

A clean, timed plan that takes you from decision to keys in hand: financing, insurance quotes, school registration, Florida licensing, utilities, and the settling-in tasks nobody warns you about.

Moving boxes in front of a Florida home
1

8-10 weeks out: decide & finance

  • Lock down your budget, including HOA or condo fees, property tax, and hurricane insurance
  • Decide buy vs. rent, and whether to sell first or hold your current home
  • Get pre-approved by a lender experienced with Florida purchases
  • Shortlist three or four neighborhoods using this site’s guides
  • Book a free relocation consultation with Jean-Luc
2

6-8 weeks out: plan the move

  • Compare moving company quotes, or reserve a portable pod and local movers
  • Review Florida requirements for your driver’s license and vehicle registration
  • Order your hurricane and flood insurance quotes for a shortlist of homes
  • Review HOA and condo documents for any community you seriously like
  • Set up mail forwarding and notify utilities, banks, and insurers
3

4-6 weeks out: search & visit

  • Visit Boca in person: tour homes, schools, and the commute routes you will actually use
  • Get school zoning for every address on your shortlist in writing
  • Make an offer with your agent’s guidance; negotiate fees and repairs
  • Order the inspection, appraisal, and termite and wind mitigation reports
  • Finalize the closing date and title insurance
4

2-4 weeks out: pack & document

  • Label boxes by room, and photograph valuables for insurance
  • Collect school records, medical records, and pet documentation
  • Notify your accountant about your state residency change
  • Transfer or school-register the kids (start with the school office early)
  • Change your address with the DMV, IRS, banks, and subscriptions
5

Move week: arrivals & keys

  • Do a final walkthrough with your agent before closing
  • Close, get the keys, and change the locks
  • Set up utilities: power (Florida Power & Light), water, internet, and trash
  • Meet the HOA manager and learn the community rules and gate codes
  • Inspect the property for any damage during your move-in
6

First month: settle in

  • Register vehicles and get Florida driver’s licenses (within the required window)
  • File for the homestead exemption at the Palm Beach County Property Appraiser
  • Register kids for school and sports or clubs
  • Find your local grocery, pharmacy, vet, and the best coffee
  • Keep Jean-Luc’s number handy: neighbors, contractors, and referrals

Boca-specific reminders

  • Price hurricane insurance before making an offer, not after.
  • Register for school Choice/magnet windows; they close early.
  • Read the HOA or condo documents before you sign anything.
  • Plan your first month around the dry season if you can (November to April).
  • Before hurricane season starts, find your evacuation zone and bookmark the county hurricane safety guide.
  • If buying sight-unseen, make your in-person visit after the offer, before closing.
